How we work out your budget

Three common rules of thumb, used together, so the range fits both your budget and what leasing offices usually ask for.

  • The 30% guideline

Keeping rent at or below about 30% of your gross monthly income leaves room for utilities, savings and everyday costs.

  • Income of about 3× the rent

Many leasing offices ask for a gross monthly income of around three times the rent. Requirements vary by property.

  • Room for your debts

Car payments, student loans and credit cards count too. We keep rent plus monthly debts within 40% of your income.

Learn How It Works

Should I use my income before or after taxes?

Use your gross income, before taxes and deductions. That is the figure most leasing offices and landlords check when they review an application. Include everyone on the lease who has an income.

What counts as a monthly debt payment?

Minimum payments you are committed to each month, such as car loans, student loans, credit cards, personal loans and child support. Everyday costs like groceries, utilities and phone bills are not debts, but they are why it pays to leave room in your budget.

Do all properties ask for income of three times the rent?

Many do, but requirements vary. Some properties use a different income multiple, accept a guarantor or co-signer, or look at savings and credit history as well. Ask the leasing office or realtor about their requirements before you apply.

What other move-in costs should I plan for?

Budget for application fees, a security deposit, any pet fees, utility deposits, renter’s insurance and the move itself. When you lease or buy through a participating property, a FREE Move with Ameritex Movers can take the cost of the move off that list, up to the budget your property sets.
